Two years on the work we perform

Our contract warrants that the home improvement work is of workmanlike quality and conforms to the Residential Construction Performance Guidelines published by the National Association of Home Builders. Where an item is not covered by that publication, standard industry practice governs.

The Term

Two years from the date of completion

Provided the homeowner is in full compliance with the contract and its payment provisions, we remedy defects due to workmanship that appear within two years from the date of completion. The clock starts at completion, not at signing, and the obligation is written into the agreement rather than offered separately afterwards.

Why a Published Standard

It replaces argument with a reference

Most warranty disputes are really disagreements about whether something counts as a defect at all. Naming a published industry standard in the contract means that question is settled against a document rather than an opinion. It is also why our warranty is written into the agreement you sign, rather than described on a website and produced later.

The Boundary

Workmanship is ours, materials are the manufacturer's

There are two warranties on any remodel, covering different things. Knowing which applies is most of what homeowners want to know.

• Our workmanship warranty covers how the work was performed — the installation, the fit, the finish, the trade work.
• Materials and equipment carry the manufacturer's own warranty, which we provide to you.
• Installed appliances follow the manufacturer's warranty terms. We do not add a separate appliance warranty on top of it.
• This applies whether we supplied the material or you did. Its performance is the manufacturer's responsibility.
• A materials claim goes to the manufacturer directly, and we will help you coordinate with them on request.

What the warranty does not cover

These exclusions are in the contract, and we would rather you read them now than discover them later.

• Leaks. We cannot warrant work done to repair leaks of any kind — roofs, chimneys, gutters and downspouts, skylights, doors, windows, foundations and basements. We will make every reasonable attempt to find and resolve the cause, but are not liable if the attempt does not correct it.
• Painting over unprepared surfaces. Painting is warranted only where proper preparation, including replacement of old surfaces where required, is specifically written into the contract.
• Nail pops in adjacent rooms. Remodeling commonly causes them. The remedy is to re-fasten, spackle and touch up paint — that and no more.
• Paint touch-up during the warranty period following attendant damage repair or callback items, which is the homeowner's responsibility unless the contract says otherwise.
• The contract excludes any other warranty, expressed or implied, beyond what is stated in it.
